
Homestead Resort Builds on History, Unique Location – ALC is Helping

We’re helping to build a dream right now in the middle of Northern Utah, the Homestead Resort, a truly unique resort just minutes from world-class ski resorts for the winter and with its own 18-hole mountain golf course for the summer.
Originally built in 1886, the 123-room Homestead Resort was purchased in 2019 and is in the middle of a renovation/restoration and expansion that will meet the standards to join the Marriott Autograph Collection, a prestigious luxury brand. The total development cost is $120 million with construction spread over six years.

ALC is partnering with X-Caliber Rural Capital to provide $40 million of the financing for the project. It will create more than 800 jobs, and the closest town, Midway, has a population of less than 20,000, qualifying it as a Rural Area Targeted Employment Area (TEA). ALC is carrying the majority of this loan.
Unique Experience
Homestead stands out with its remote location that still has proximity to world-class ski resorts and unparalleled summer excursions in the surrounding mountains. Maintaining its connections with a history that stretches back for more than a century adds to the ambiance, as do the guest accommodations in a series of cottages rather than a monolithic hotel building.
What Homestead has that no other resort can claim is the Homestead Crater. The crater is home to a geothermal spring that also feeds the outdoor spas. It is the crater itself that promises a unique experience.
A 55-foot-tall beehive-shaped vertical tunnel carved out of limestone over the last 10,000 years is key to the Crater. It lets in sunlight and fresh air while the interior stays heated by the mineral water, which is a constant 90-96 degrees Fahrenheit.
There are tours through the geological phenomenon, but there also are decks and a soaking area. Activities include swimming, snorkeling, scuba diving, even a paddle board yoga class.

Making it Better
Stakeholders are busy with the expansion plan, adding a signature full-service restaurant with a private dining room and a 21,000-square-foot event barn ready for weddings, banquets and more. The mineral hot springs will be central to a hydrotherapy spa, three outdoor pools, a main hot tub and a VIP hot tub including cabanas. The facilities at the crater will be upgraded as well.
An outdoor amphitheater is planned along with a state-of-the-art fitness center, pickle ball courts and more. A full clubhouse at the semi-private golf course is on its way as well.
The resort remains open during construction.
Creating Jobs
Homestead Resort has a staff of 88 employees now. After completion of the renovation and expansion, it is expected that the operators will hire another 110 permanent employees.
Construction has created another 400 jobs in 2025 and 2026. The total number of jobs more than meets the number required for ALC’s participation.
Homestead Resort will be an incredible asset to the rural Utah community where it is located. The job creation fits our primary goal.
